Abstract:

The purpose of this chapter is to provide basic, starting point information on current best practices for maintenance organizations. This chapter attempts to reduce the oceans of information into a concise summary, with numerous references at the end of the chapter for those interested in further reading.
This chapter contains information on inspections, service procedures, lubrication, and protective coating systems for the routine maintenance of equipment and facilities found in the typical treatment plant.
Maintenance is the business of preserving assets and keeping capacity available as required for the operations department. This has to be done in a cost-effective manner, while emphasizing the philosophy of continuous improvement in both how the tasks are done, as well as what is done to improve the reliability and performance of the plant's equipment base.
A successful plant maintenance program has several benefits, including (1) reduced emergency repair, (2) reduced unexpected equipment downtime, (3) reduced process upsets, (4) extended equipment life, (5) optimized cost of operation and maintenance, (6) safer facility for plant personnel, and (7) better budget preparation.
The revised version of this chapter abandons calendar-based maintenance strategies in favor of condition-based practices. This paradigm shift has long ago occurred in world-class maintenance groups in industries of all kinds. Additionally, emphasis is placed on basic maintenance fundamentals over computer tools.
